New west side development includes apartments, Whole Foods, offices, possible hotel

According to The Capital Times, a 21-acre, $300 million development project at the former Hill Farms site on Madison’s west side is opening for leasing. Madison Yards, for which development began in phases starting in fall 2021, will include the EO Apartments as well as a new Whole Foods grocery store.

The EO Apartments complex is a luxury, 273-unit apartment building at 4702 Madison Yards Way and is set to have a grand opening Sept. 28. Among amenities are a top floor lounge with private dining, a lobby retail space, and an outdoor roof deck with a view of Lake Mendota. The apartments opened for leasing in August and include studio units at $1,525 per month, one-bedroom units at $1,857 per month, and two-bedroom units at $2,865 per month.

The apartments will be connected via an underground parking garage to the new Whole Foods store, moving from its current location at 3313 University Ave. into a new, 50,000-square-foot space at 4710 Madison Yards Way.

Both projects are part of Phase 1 of the Madison Yards development, which also includes a 165,000-square-foot office building at 4703 Madison Yards Way that has begun leasing. On Wednesday, Madison’s Urban Design Commission also received an informational presentation regarding a five-story, 144-room hotel proposed as part of this development phase.
