Boutique hotel developers look for new site

Patrick Sweeney and Josh Berkson had plans to purchase a triangular lot at the corner of King and South Webster streets for a boutique hotel and had been working with the city for two years on rezoning the site when they learned that the property had been sold, according to an article in Isthmus.

The new owner, Oleysa Kuzmenko, girlfriend of Madison businessman Eric Fleming, also owns 112-116 King St., which includes Ancora Coffee Roasters, Woof’s, and Opus Lounge.

Sweeney and Berkson were hoping to build the King Hotel, a seven-story, 33-room hotel with a rooftop bar and underground music venue on the triangular shaped parking lot at 118 King Street, so the property’s sale “came as a shock and disappointment.”

Fleming is the former owner of the Orpheum Theater and Crave Restaurant and Lounge.

Sweeney and Berkson, who also co-own Merchant and Lucille, have reportedly discussed purchasing the lot from the new owner but are also exploring other options.
