14-story housing project with commercial space, pool proposed for East Washington 

Madison developer Willow Partners has proposed a 14-story housing project with a swimming pool and commercial space on East Washington Avenue, according to the Wisconsin State Journal. The project would replace the two-story building currently located at 702 E. Washington Ave. occupied by the U.S. Postal Service, and formerly QTI Group. 

Building concepts show 35 studio, 163 one-bedroom, 59 two-bedroom, and 12 three-bedroom units. They also include one level of underground and two levels of above-ground parking; a lobby and leasing office; 4,300 square feet of first-floor commercial space; and 6,055 square feet of commercial space on the second floor. A rooftop deck and 880-square-foot pool are additional features.  

Willow Partners would require an ordinance amendment to Urban Design District 8 to adjust the allowable heights as preliminary plans for the building show it taller than that code allows. The development itself would need approval from the Urban Design Commission and the Plan Commission.  

Willow Partners plan to submit formal land use plans to the city this August, intending construction to begin in spring 2024 with a project timeline of about two years.
